EL MONTE, CA-Xebec Realty Partners will develop a new 11,000-square-foot office building at Xebec's 27-acre Pacific Trade Center here to be occupied by the California Department of Motor Vehicles under a 20-year lease that the DMV has signed with Xebec. Upon completion, which is scheduled for August 2011, the new LEED Silver-certified building will house 30 permanent employees.

Xebec is set to break ground on the development in mid-September and will construct the building on 2.1 acres at 4000 Arden Dr., according to Neil Mishurda, executive vice president with the company. The site is located within the Northwest El Monte Redevelopment Project Area and is close to the El Monte Transit Center, allowing DMV patrons to use public transportation to visit the facility.

The Pacific Trade Center where it is being developed is a fully entitled site owned by Xebec, which is marketing the balance of the property for industrial and office build-to-suits with the capacity to accommodate users from 40,000 to 400,000 square feet. Mishurda says that Xebec believes the DMV project will be a catalyst for other businesses looking for a prime location in the City of El Monte. "The City is going through a positive transition" in which it is becoming increasingly desirable as a location for business and industry, he says.

Xebec's announcement for the project notes that, in 2004, California Gov. Arnold Schwarzenegger established the Green Building Initiative, challenging state government to reduce grid-based energy usage in its buildings by 20% by 2015. His green building order required new state buildings to achieve at least LEED Silver certification. That benchmark has been achieved in 16 other state office buildings, including three new DMV offices.
