MISSOURI CITY, TX-Wallace Bajjali Development Partners has broken ground on Hampton Pointe, a $50 million, master-planned project for seniors.

Situated on 21 acres at the northeast intersection of Murphy Road (FM 1092) and Hampton Drive near Highway 6, the project includes three phases: an assisted living/memory care facility, an independent living facility and patio homes. Wallace Bajjali partnered with The Kalikow Group and Outer Marker Properties to develop and operate the first phase, a 78-bed assisted living facility that will also include an Alzheimer’s unit.

Construction on the $13 million assisted living project is underway, according to Costa Bajjali, CEO and co-founder of Wallace Bajjali Development Partners. Dubbed Hampton Pointe Manor, the facility represents The Kalikow Group’s first investment in the assisted living arena. The Westbury, N.Y.-based firm provided a portion of the equity for the project, while Atlanta-based Outer Marker Properties offers more than 15 years of experience in designing assisted living facilities and senior care projects.

“We’ve done two projects with Kalikow in the past, and they typically invest in single-family subdivisions, but when I showed them Hampton Pointe, they fell in love with the property, the location and the demographics,” Bajjali says.

Bajjali tells GlobeSt. that Hampton Pointe is a unique project and the first seniors-oriented community in Fort Bend County. It is situated on an infill parcel next to Quail Valley, a master planned community developed in the 1960s and 1970s.

“Quail Valley has retained a lot of people who have lived there for decades, and they need transitional living arrangements like those offered at Hampton Pointe,” Bajjali explains. In fact, nearly 20% of the Missouri City population of over 70,000 was age 55 and older. By 2014, this number is expected to grow to over 22%, with the majority of the growth in the age 64 to 84 categories.

Scheduled for completion in July 2011, the 53,000-square-foot Hampton Pointe Manor will feature ADA accessible units with emergency pull cords, walk-in closets and resort quality finishes. Additional amenities will include a beauty shop/salon, ice cream bar/social activity area, full service 24-hour restaurant, 24-hour concierge service, full-service healthcare staff, walking trails with activity stations and a full laundry facility.

The second phase of the master-planned project will be roughly 45 patio homes – single-family homes varying in size from 1,700 to 2,300 square feet. The homes are planned to be built to an “active adult” standard including wheel chair accessible door widths, lower electrical outlets and switches, emergency pull cords, walk-in closets and high-end quality finishes. Owners will be able to take advantage of services available to the assisted and independent living communities.
