JACKSONVILLE, FL-Franklin Street is on a retail broker recruiting streak. On the heels of bringing John Tennant to its Atlanta office, word comes that Carrie Smith will join the firm’s Jacksonville office.

Smith joins Franklin Street as a senior director of the Real Estate Services division. She specializes in retail landlord and tenant representation in North Florida. Smith was awarded the CoStar Power Broker Award in 2008 and 2009, and has represented the likes of Smoothie King, Pearle Vision and Cellular Sales, a Verizon Wireless authorized retailer.

Franklin Street’s Jacksonville head David Hsieh, who also recently joined the company, says Smith is “driven to succeed in client relationships” and takes the time to understand both the market and the client needs.

“I feel more positive about Jacksonville in the past six to eight months,” Smith tells GlobeSt.com. “There definitely has been an uptick in the leasing. The expectation gap between landlords and tenants seems to be the biggest challenge, but we are beginning to reach a middle ground. With Franklin Street, I hope to build a bigger book of business.”

Prior to joining Franklin Street, which opened its Jacksonville office earlier this month, Smith was a senior retail specialist at Murphy Land and Retail Services. Smith’s real estate career began at Marcus and Millichap in Jacksonville, where she specialized in multifamily and retail assets.

In Atlanta, Tennant will join the Franklin Street Real Estate Services division as a senior director of client services. He will oversee all leasing services for the Atlanta office and work with management to drive the company’s services lines through the Southeast. Tennant comes to Franklin Street from Hendon Properties in Atlanta, where he focused on development and leasing. His development wins include the Old National Town Center, Sugarloaf Crossing, and Centerville Crossing.

“I bring prospective clients in the third-party leasing market empathy,” Tennant tells GlobeSt.com. “I've been in the developers' shoes. I’ve walked that walk. I know that last 10% of any shopping center is the upside in the deal. That’s where the developer makes their money. I’m here to drive the projects home through a collaborative effort at Franklin Street.”
