American Tire Distributors signed a 126,306-square-foot lease at Auburn 18, the 285,000-square-foot industrial park owned by Guardian Life of New York. Ed Hogan of CB Richard Ellis represented Guardian Life and Dallas-based real estate firm Jackson Cooksey represented ATD.

“We are pleased to secure ATD’s tenancy at Auburn 18, and are proud of the collaborative effort made by all parties including the Valley Regional Fire Authority and Patriot Fire Protection Inc.,” says Hogan. The 10-year deal brings Auburn 18 to 100% occupancy. ATD runs 88 facilities located in 35 states which support local tire and automotive service centers. CBRE tells GlobeSt.com that it cannot provide further terms or details at this time.

The sale of a multifamily development site that formerly housed a Denny’s restaurant closed October 25, 2010. The development site consists of 1.38 acres at the northwest corner of 15th Avenue NW and NW Market Street in the Ballard neighborhood of Seattle. The planned development is a 483,400 GSF mixed-use project including 288 residential units and an additional retail component of 33,850 square feet. BCC Mikie Ballard LLC, a Seattle real estate partnership, sold the Property. ERP Operating Limited Partnership out of Chicago purchased the property. The selling price was $12.5 million. Bob Watson of R.M. Watson Co., LLC handled the transaction on behalf of the Seller.

Denver

Continental Casualty Co. has signed a long-term lease expansion with Grosvenor Investment Management US Inc. totaling approximately 52,803 square feet of office space in the ParkRidge Four office building. Located within the ParkRidge Corporate Center in Lone Tree, CO, the expanded premises will house the Denver branch office and new Western Service Center. GIM acquired the building in 2006 on behalf of an open-ended commingled fund.
