AUSTIN, TX-Gila LLC, one of the city’s fastest growing companies, has chosen Tuscany Technology Center for its headquarters. The firm, which outsourced collections, payment processing and call center services, signed a 140-month lease for the 54,865-square-foot Building 4 in the business park.
“Relocating our corporate headquarters to Tuscany Technology Center will provide a superior platform for the company to continue its incredible growth and success,” says Bruce Cummings, Gila’s CEO.
Cummings says Gila explored other areas outside of Texas to expand the firm’s operation. “[We] realized quickly that the state of Texas, and specifically Austin, offers the business friendly climate and culture we want to foster in our business,” he adds.
Currently, Gila occupies roughly 30,000 square feet at 6505 Airport Blvd. “They’ve outgrown the space, and they recognized that having their staff under one roof improves efficiencies,” says Joseph Llamas, senior development manager with McShane Development Co., which developed and owns Tuscany Technology Center.
The business park is situated on US 290 within minutes of US 183 and is located only three miles from I-35 and four miles from Texas 130. In addition to Gila’s building, the project consists of the adjacent Tuscany Technology Center 3, a five-acre site that can accommodate a customized facility up to 65,184 square feet, and Tuscany Technology Center 1, which is leased to Corinthian College.
Llamas tells GlobeSt.com that McShane and Gila worked together for roughly four months to nail down the lease details. The Aquila Commercial brokerage team of Chad Barrett, Robert Shore and Bart Matheney represented McShane Development in the lease transaction, while Gila was represented by John Bundy of Development 2000.
Llamas says Gila liked the access and visibility that Building 4 offers. “They have access to Highway 290, which offers a direct route into downtown Austin,” he explains. The building is visible from 290, and Gila has top-of-the-building signage on the single-story building. Moreover, the building features a 7:1,000 parking ratio, 1600 AMP electrical service, backup generators and upgraded power.
Gila will occupy 11,000 square feet in mid-December and absorb the remaining 43,865 square feet through a phased expansion program scheduled for completion in May 2011. “Due to their size, the staggered move in is necessary for the call center operations,” Llamas says. “It makes the process much more fluid.”
Cadence McShane Construction Co., together with project architect, The Architects Group, will provide design and tenant improvement services. The built-out space will include 24,500 square feet of traditional and executive office space and 30,365 square feet of customized call center, breakroom and associated storage space. Llamas says Gila’s total build out will cost $35 to $40 per square foot.
