ONTARIO, CA-Newport Beach, CA-based Voit Real Estate Services is expanding its operations based on client demand with the opening of a commercial real estate office in Southern California’s Inland Empire. The new Inland Empire office represents the 10th Voit office.

According to Kurt Strasmann, managing director of Voit’s Orange County region, the new office will be formed around former CB Richard Ellis top industrial brokers Frank Geraci and Walt Chenoweth, who recently joined the Voit team. Their former team mates, Patrick Wood, Juan Gutierrez and Aditi McCann, will be joining them at Voit as well, “keeping this formidable and experienced force intact,” Strasmann says.

“Voit is responding to client demand by continuing to expand its platform and geographic reach throughout the Southwestern US and by hiring top-level professionals to serve the Inland Empire market,” he adds. “It is an essential factor in our growth strategy to ensure that the needs of our clients are met.”

Geraci is a former executive vice president with CBRE, and Chenoweth is a former senior vice president with CBRE. They are leading industrial property brokers with more than 50 years of combined experience who specialize in the Inland Empire industrial market. The team has completed more than 110 million square feet of transactions and 8,000 acres of land sales for a total consideration in excess of $3.6 billion.

Geraci specializes in representing both local and national firms in warehouse expansion and consolidation, as well as developers who construct those properties. According to Strasmann, Chenoweth possesses a deep understanding of industrial market dynamics and manages all aspects of the deal timeline from start to finish, consistently bringing transactions to successful completion. His strengths emphasize logistics and warehousing best practices, construction cost knowledge, financial analysis, negotiation and contract review.

Gutierrez and Wood, the younger two members of the team, were recently co-awarded CBRE’s distinguished National Rookie of the Year for the Industrial Practice award. The two have completed more than 19 million square feet of transactions totaling more than $459 million.

At CBRE, Wood started in the industrial research department, giving him a unique and in-depth understanding of the analytics for the Inland Empire and San Gabriel Valley, says Strasmann. Wood then transitioned into brokerage by joining the team of Geraci and Chenoweth, with responsibilities that included expanding local tenant representation and managing corporate client accounts. Wood and Gutierrez both received the CoStar Power Broker recognition in 2008 and 2009. Gutierrez represents clients in the purchase and leasing of industrial properties, sale/leasebacks, site acquisitions, build-to-suits and building dispositions. He is adept at pairing specialized real estate solutions with corporate real estate expertise to provide the highest level of client satisfaction while driving down occupancy costs.

McCann will be responsible for the coordination of information between team members of Voit’s Inland Empire office, as well as client contact, research, database maintenance and coordination, and generation and distribution of marketing materials.

At the time, Strasmann noted that the company had hired eight new brokers this year alone and that revenue was up 40% year-to-date. Strasmann pointed out that the firm’s “commitment to having ‘boots on the ground’ is not just a matter of geographic reach, but is also a matter of depth within each market.”
