CYPRESS, TX-Just in time for holiday shopping, Simon Property Group Inc. has opened the second phase of Houston Premium Outlets. The 114,000-square-foot expansion, which had a price tag of $25 million, increases the property to 541,000 square feet and 145 stores.

Located along U.S. Highway 290 between Mason Road and Fairfield Place Drive, Houston Premium Outlets opened in March 2008. Simon broke ground on the expansion in April 2010.

Phase II adds 25 new merchants including Saks Fifth Avenue Off 5th, which will become the center's largest store. Other new stores include: A/X Armani Exchange, American Eagle Outfitters, Chico's, David Yurman, Ed Hardy, Esprit, Haggar Clothing Co., J.Crew, Jockey, Joe's Jeans, Jos. A. Bank, Lacoste, Merrell, Nautica, New York & Company, Nestle Toll House by Chip, Original Penguin, Talbots, Tory Burch, Tumi, White House / Black Market and Wilsons Leather.

“We had demand from a high quality group of merchants and brands,” says Michele Rothstein, senior vice president of marking for Indianapolis-based Simon. “We felt this fine mix of outlets would enhance the already terrific mix of stores.”

In addition to the new stores, the center also houses: 7 For All Mankind, Adidas, Ann Taylor, BCBG Max Azria, Brooks Brothers, Burberry, Calphalon Kitchen Outlet, Coach, Cole Haan, DKNY, Elie Tahari, Juicy Couture, Kate Spade, Kenneth Cole, Le Creuset, Michael Kors, Nike, St. John, Tag Heuer, Tommy Hilfiger, True Religion, Under Armour and more.

“This is a strong center in a terrific market,” Rothstein tells GlobeSt.com. “We are able to serve the local/regional customer and the visitor market, which is an important customer base for our upscale outlet centers.”

The expansion adds over 250 new retail jobs to the community, according to John R. Klein, CEO for Premium Outlets, the outlet division of Simon.

Including the Houston project, Simon's outlet portfolio includes 68 Premium Outlet Centers: 57 in the US, one in Puerto Rico, eight in Japan, one in Korea and one in Mexico. The REIT continues to add to its portfolio.

During the third quarter, it broke ground on Merrimack Premium Outlets in Merrimack, N.H., a 380,000-square-foot center projected to open in June 2012. Located one hour north of metropolitan Boston and in sales tax-free New Hampshire, the center has more than 1.7 million residents with an average household income of $87,000 living within 30 miles of it.
