TUCSON-Mintec, a local software engineering firm, has acquired a 20,271-square-foot showroom/warehouse building for its US headquarters expansion.
The company, which specializes in applications for the mining industry, paid $2.1 million for the 13-year-old building located at 3602-3616 E. Fort Lowell Rd. Mintec will occupy the building early next year.
Currently, Mintec occupies space at 3544 East Fort Lowell Rd. It will operate out of both buildings, which are situated across the street on either side of Richey Boulevard, creating a campus-like environment with a common parking area.
“Mintec needed to expand and the neighboring center needed a tenant,” says Nancy McClure of CBRE’s local office. She represented the seller, Jorgen V. Hansen of Tucson. The buyer, 3544 E. Ft. Lowell LLC of Tucson (dba Mintec), was represented by Neal Manning of Neal Manning Company, also in Tucson.
“Rather than lease the space next door, Mintec made an unsolicited offer to acquire the facility and closed the transaction in about 70 days,” McClure notes. “Location, timing and an all cash buyer made this deal happen."
The property was built as a retail furnishing hub and is adjacent to the Tucson Interior Design Center, which is anchored by Copenhagen Imports. Most recently, the building was occupied by Sunset Interiors and Tres Amigos furniture store. However, it has been vacant for the past six months.
