FORT WORTH-Chain Links Services LP will consolidate its corporate headquarters and warehouse operations under one room at Railhead Industrial Park.

The company, which distributes commercial cooking and food equipment, inked a five-year lease for 128,400 square feet in Railhead IV. Currently, Chain Link’s corporate office is located at 8101 Boat Club Rd. and its warehouse is situated at 1901 Windsor Place.

Chain Links, which does business as In Step Foodservice, searched for nearly four months for a consolidation site, according to Karen Simon, executive vice president and managing partner of Bradford Commercial Real Estate Services in Dallas. She represented Chain Links in its search for new space, while George Curry of Jones Lang LaSalle represented the landlord, Zephyr Rail Industrial L.P.

Simon tells GlobeSt.com that Chain Links focused its search on the North Fort Worth submarket and even considered acquiring a building. "They were focused on being in the North Fort Worth market because it is the most convenient location for their employees,” she adds.

The company ended up with four viable options for its headquarters and warehouse. The 428,400-square-foot building at 4675 Railhead Rd. was the only one where Chain Links could combine its corporate offices and warehouse into one location because of the space layout, Simon says. Moreover, Railhead IV also offers 16 dock-high doors and one oversized ramp door.

Completed in 2008, Railhead IV sits on 30.2 acres within the 633-acre Railhead Industrial Park. The single-story structure features 66 dock doors and 30-foot clear height. The location is underwritten by Triple Freeport and Foreign Trade Zone tax incentives.

Chain Links has hired architect Carlos Fernandez of Fort Worth to design the corporate headquarters space, which will occupy 11,500 square feet. Finish-out construction has begun on the first-generation space, and the four-year-old company plans to move into its new space before the end of the year.

Simon says Chain Links received a “substantial” tenant improvement package including mechanical levelers for four dock doors, as well as some free rent. She declined to specify exactly how much, however.
