KINGWOOD, TX-Phoenix-based Ensemble Real Estate Services has expanded its healthcare real estate footprint into the Lone Star State. The firm, which has previously focused its development efforts in Arizona and Nevada, recently completed a $9 million medical office building located near Kingwood Medical Center.
Ensemble Associate Partner Tracy Altemus tells GlobeSt.com that Texas is an exciting new market for the firm, which has developed more than 60 medical office buildings in Arizona, California, Nevada and Washington. “We hope to do more projects in the state,” she says.
Ensemble developed the two-story, 40,733-square-foot medical through a joint venture between Rowland Companies. The two companies were hired by BRB/E Building One LLC, a group of physicians that wanted to own their own building and to move their individual practices under one roof in order to provide more efficient, better coordinated and higher-quality care to their patients. The group is led by physicians Martin Basaldua, MD; David Carpenter, DO; Steve Grayson, DO; and Carl Heller, MD.
Dubbed the Kingwood Diagnostic & Rehabilitation Center, the building is located at 22751 North Professional Dr. is easily accessible from the 59 Expressway and Kingwood Drive. It is more than 90% leased to 11 individual practices, nine of which are part of Diagnostic Affiliates of Northeast Houston PLLC.
“After receiving and reviewing thousands of patient satisfaction surveys, we decided to develop this full diagnostic center in Kingwood, Texas, in order to provide patients the ability to receive the majority of their healthcare needs in one convenient location,” says Randall Butler, manager of Diagnostic Affiliates of Northeast Houston. The Ensemble team completed the new building in just 11 months. The building is designed to allow independent practices to realize operating efficiencies by sharing various ancillary services such as laboratory and imaging services as well as consolidating shared administrative functions.
“This project represents an important trend in the future of healthcare where physicians from different specialties are working in much closer collaboration and coordination,” says Ensemble Managing Director Michael Moskowitz.
