FORT WORTH-One of the nation’s largest anesthesia medical billing and practice management companies has leased 17,383 square feet at Overton Centre II. The company, Abeo Management Corp., signed a medium-term lease for the class B office space.
Currently, Abeo occupies a little more than 20,000 square feet in a single-tenant building nearby at 4916 Overton Plaza. The company’s lease was coming up for renewal.
“They wanted to take a look at the market to see what would be best for their business,” says Will Sale, an associate vice president in Grubb & Ellis Co.’s office group. He represented Abeo in lease negotiations, while Matt Carthey of Holt Lunsford Commercial represented the landlord, FW Overton Office LP.
Sale tells GlobeSt.com he started working with Abeo about six months ago. “They wanted to stay in the same vicinity as their existing office,” he says.
Sale helped Abeo identify five potential buildings for its new office. The company ultimately picked Overton Centre II because of its economics and amenities. Located at 4100 International Plaza, the 217,264-square-foot building offers a cafeteria, a fitness center and a 50-seat auditorium.
Moreover, Abeo is able to design a more efficient layout for its new space, Sale says. “The floorplate created efficiencies so they can take less space,” he explains. “They are able to create a floorplan that best suited them.”
Abeo will occupy a portion of the sixth floor of the nine-story building, which was built in 1977. It will move into its new space in January. “We were able to lower Abeo’s costs by moving to this option,” Sale says. “The tenant is very pleased with the economics of the deal.”
