FLOWER MOUND, TX-Nature’s Best, a manufacturer and distributor of natural products, has picked the Metroplex for its second regional distribution center.

The Brea, CA-based company inked a 10-year lease for 308,000 square feet in Lakeside Trade Center. It will invest more than $3 million in its new facility, which is located at 101 Enterprise Dr.

“This is a big win for Dallas-Fort Worth,” says Mark Collins, an associate director with Cushman & Wakefield of Texas Inc.’s Dallas office. He and Kirk Collins, also with C&W’s Dallas office, represented Nature’s Best in the search for its new location. The landlord, Hillwood, was represented internally by Toby Rogers.

“Not only does the Nature’s Best deal bring new jobs to the Metroplex, it is 100% positive absorption for the market because it’s a new requirement,” Collins points out, adding that the lease is one of the larger industrial deals this year.

Nature’s Best, an independent, family owned firm with more than 41 years in the natural products industry, is expanding in concert with one of its biggest clients, Sprouts Farmers Market. “They want to grow in the same direction of Sprouts,” Collins explains.

With its main distribution center located in Chino, CA, and Sprouts expanding both on the West Coast, Mountain West and Texas, the site selection for the second facility stretched across three states – California, Texas and Washington, Collins says. In total, the search for the new facility took about 12 months.

“Initially it looked like the distribution center would be location in Northern California or the Seattle area, but earlier this year, the search focused on Texas,” Collins tells GlobeSt.com, adding that the Metroplex was identified for its proximity to surrounding states including Colorodo.

Nature’s Best considered 25 properties across the Metroplex before narrowing down its options to five facilities. The brokerage team met with six different municipalities to discuss incentive packages tied to primarily to job creation. (The distribution center will bring 30 new jobs to the Metroplex, and within three to five years, it will employee 50 people.)

The 462,000-square-foot Lakeside Trade Center facility met all of the company’s requirements. Moreover, the City of Flower Mound offered a tax abatement of 50% for five years, Collins says.

Nature’s Best will move into its new space on May 1, 2011. The space will feature approximately 35,000 square feet of freezer/cooler space.

The company plans to model its local facility after its 410,000-square-foot Chino facility, which is LEED Gold Certified by the USGBC. Nature’s Best is exploring LEED certification with Hillwood for its newest facility.
