DORAL, FL-Oceania Cruises just inked a 77,500-square-fooot office lease at Westside Plaza II, bringing the three-building complex to 100% occupancy. Located at 8300 NW 33rd street in the Miami Airport-West submarket, the lease-up is the latest in a string of wins for Flagler Real Estate Services (FRES). FRES Vice President Juan Ruiz and Senior Vice President George Pino, working on behalf of landlord Prudential Insurance Company of America, negotiated with the luxury cruise line tenant to sign a 23,000-square-foot renewal and a new 54,500-square-foot lease to expand its corporate headquarters to a total of 77,500 square feet. Oceania Cruises has been a tenant at Westside Plaza since 2005, when it leased 5,500 square feet of office space. Ruiz says the property’s location, amenities and stable institutional ownership wooed Oceania to Westside Plaza II. But it was the landlord’s history of cooperation with the tenant, along with the strong working relationship FRES, Prudential and Oceania have enjoyed over the years, that cemented Oceania’s decision to expanding there. FRES was given the brokerage assignment at the three-building, 363,000 square foot office complex in 2005, and has maintained occupancy levels across the complex above the 95 percent threshold throughout that time.
