PHOENIX-As it opens new stores and demand for its organic products increases, Newflower Market Inc. has expanded its distribution operations at West 10 Business Center.

The Boulder, CO-based grocery chain signed a medium-term lease for 146,623-square feet at 4703 West Brill St. in the southwest submarket. The company will occupy the entire class A distribution building, an increase of 35,000 square feet.

Newflower Market, whose retail locations are branded as Sunflower Shoppes, was running out of space, according to Bo Mills, an executive director with Cushman & Wakefield’s local office. He and partner Mark Detmer represented both Newflower Market and the building landlord, CLPF – West 10 Business Center LP, dba ING Clarion.

Mills says Newflower Market has been a tenant in the industrial building since 2004 when it originally occupied 72,000 square feet. The company has expanded several times since then, and it now occupies 111,000 square feet on a lease that wasn’t scheduled to roll until 2012.

“Newflower Market needed extra space now, but the building was 100% occupied,” Mills tells GlobeSt.com. “We were able to work with the other tenant, Rugby, to let them out of their lease. Rugby needed to downsize and now they can relocate. All the stars aligned for this deal to work.”

Newflower Market considered other buildings, Mills says, but ultimately decided to stay put given the expense of moving and the fact that its existing space, which includes significant cold storage space, worked well for it. The chain will move into its expansion space within the next 30 days.
