BRAINTREE, MA-Campanelli Cos. is leasing 30 Perwal St. to Steward Health Care System. Steward Health will occupy the entire 101,000-square-foot facility starting in late spring. Currently 30 Perwal is one-third office and two-thirds light manufacturing and warehouse space. As part of the lease agreement, Campanelli will upgrade the parking lot and turn the W&D space into office. The upgrades will cost about $3 million.

Steward Health Care was in the market for about 100,000 square feet to coordinate differentiating departments with six separate hospitals on a 24-7 basis, explains Daniel DeMarco, partner at Campanelli. Campanelli was repped by Taryn Wilson, VP at Grubb & Ellis, while Steward Health Car was represented by Cushman & Wakefield's Robert Griffin and Frank Nelson.

Originally designed as a build-to-suit for Analg Devices in 1970, the property was purchased by Analog in 1996. It is located with easy acces to Route 1 on 10 acres.
