NEW YORK CITY-Former CB Richard Ellis executive Daniel H. Lesser is joining with Evan Weiss to launch a new hotel advisory and valuation services firm, LW Hospitality Advisors, LLC. The New York City-based firm, headquartered at Eleven Penn Plaza, will be a national, full-service platform focusing specifically on the hospitality sector.

The core of the business will be advisory and valuation, however the firm will also administer consulting, feasibility, investment counseling, asset management and transactional services. "With that being said, we do have associations with folks who do have money and are doing principal activities," Lesser tells GlobeSt.com.

Lesser will act as president and CEO of LW Hospitality, bringing over 30 years of experience with Hilton Hotels, HVS International, Cushman & Wakefield and most recently with CB Richard Ellis. Evan Weiss, also coming over from CBRE, worked for CARINO Hotels & Resorts and City Food Bar Inc. before CBRE and will act as executive managing director, principal for the new firm.

"I'm blessed," Lesser tells GlobeSt.com. "Each of those runs has been terrific. It seems every time I've made a move, which is not that often, I tend to catch a wave in terms of what's going on in the market. And after 30-plus years for others, I've decided that with this wave coming, it's time to develop my own platform."

The hotel market faces a year where much of the CMBS hotel inventory is reaching its maturity and, slow but rising RevPAR has generated optimism for 2011. "It's no secret that prior to the middle of last year, the hotel transactions markets were frozen," he explains. "And the back six months of last year, you saw a loosening up."

Lesser is bullish on the coming market, pointing to a large portion of equity that has been raised which is aimed at the hotel sector. And the maturities will facilitate those. "There's a tremendous amount of debt coming due here in the next 18 to 24 months. The wave is catching all the transaction activity. And that's good and bad transactions, however you want to characterize them."

In fact, albeit unrelated to the Lesser move, CB Richard Ellis recently expanded its west coast hotel operations with six new hires in Seattle, San Francisco and Newport Beach, CA. They added Mark McDermott and Henry Bose Jr. in San Francisco; SVPs Bob Kaplan and Rod Apodaca in Newport Beach; SVP Chris Burdett and associate Matthew Behrens in Seattle.
