PHOENIX-i/o Data Centers has opened a new manufacturing facility here. The local company, which provides data center technology, inked a medium-term lease for 221,000 square feet of industrial space in the southwest submarket.

i/o Data Centers will fully-occupy Papago Distribution Center Building Three, which is located off West Van Buren Street between 43rd Avenue and 51st Avenue. The company, which has a 600,000-square-foot data center facility in the Valley, will use this facility to manufacture its i/o ANYWHERE fully integrated data center modules. The first i/o ANYWHERE modules are slated to roll off the assembly line in the first half of 2011 to fulfill existing orders.

Papago Distribution Center Building Three had been vacant for about nine months before i/o Data Centers leased it, according to Jeff Foster, vice president and market officer for ProLogis in Phoenix. The building is part of ProLogis’ 2.9-million-square-foot Phoenix portfolio.

Foster tells GlobeSt.com that several companies were interested in leasing Papago Distribution Center Building Three. The 1980s-era building is rail-served and also offers 18,000 amps of power. “There aren’t a lot of facilities that offer those two things,” he explains, adding that in addition to i/o Data Centers, the building received significant interest from a couple of solar manufacturing companies.

For i/o Data Centers, rail-service was very important. That requirement, coupled with its size requirements, left the company with only four options in the market, Foster says. “When they toured the building, they moved our facility to the top of their list, and the deal came together in about 45 days,” he notes.

i/o Data Centers was represented by Mark Krison at CB Richard Ellis. ProLogis was represented internally.
