PHOENIX-Kiewit Western Company has leased 22,500 square feet of class A office space at North Loop Business Center Phase II in the Deer Valley submarket.
The firm, which is a joint venture between Omaha-based Kiewit Corp. and Tucson-based Sundt Construction, won a contract with the Arizona Department of Transportation and needed office space to house its local employees, according to Ashley Brooks, a senior vice president with CBRE’s local office.
Brooks represented the building owner, RREEF, in lease negotiations along with Jim Bayless and Kelley Morrison, also with CBRE. Bill Blake with Lee & Associates’s local office represented Kiewit Western.
Kiewit Western was awarded the contract to modernize Loop 101 in Phoenix. The firm identified the ideal office space and pre-negotiated its lease with RREEF to go into effect if Kiewit Western won the contract.
Brooks tells GlobeSt.com that Kiewit Western inked a one-year lease to coincide with the construction contract. The firm has the opportunity to extend the lease if the construction work takes longer.
Kiewit Western's new space is plug-and-play; it is fitted out with workstations from the previous occupancy, according to Brooks. Moreover, the 88,000-square-foot building is situated at the southwest corner of Loop 101 and 7th Avenue. “They can look out from their offices and see the work they’re doing,” Brooks notes.
With the Kiewit Western lease, North Loop Business Center Phase II is 87% occupied. The two-story building is one of four buildings in the North Loop Business Center. Other tenants in the project include Peter Piper Pizza corporate offices and L3 Communications.
