EDISON, NJ-Joshen Paper & Packaging Co. has more than doubled its industrial space at 49 Distribution Blvd. here, Heller Industrial Parks, the project owner, tells GlobeSt.com.
Joshen, which formerly had 97,194 square feet at 49 Distribution, has taken the entire building at 41-49 Distribution Blvd., for a total of 202,671 square feet. The Cuyahoga Heights, OH-based company first came to the building in early 1999. Don Morgenroth, VP and general manager of Joshen Paper, represented the company in the deal.
At a time when most industrial expansions involve relocation, the expansion of Joshen was a combination of timing and some subleasing. As space opened up at Distribution Boulevard, and Joshen’s business grew, it was logical for the company to expand, first with an additional 80,000 square feet, and then another 35,000 square feet. “We had to build 4,600 square feet of office space in 17 days, and we did it,” recalls Chet Barton, Heller vice president. All of the lease terms now coincide, he notes.
