LAS VEGAS-US Housing and Urban Development has signed a long-term lease at 302 E. Carson Ave. in Downtown Las Vegas, a retrofitted, class A, gold certified building under the USGBC. Other tenants in the upgraded building include, the Clark County Constable, Corelink Data Center LLC, Via West and Shangri-La Construction.
Thompson National Properties LLC’s vehicle, Vulture Fund VIII, and Shangri-La Construction redeveloped the formerly obsolete 1960s-vintage, energy inefficient building into a state of the art, sustainable, LEED-rated facility in the downtown Las Vegas revitalization zone. Efficiency upgrades incorporated as part of the retrofit across eleven floors and 162,000 rentable square feet are projected to decrease building energy use by more than 30% and water consumption by 40%, which will reduce and stabilize long-term operating costs.
TNP tells GlobeSt.com that it cannot disclose financial terms at this time. HUD signed a 10-year lease for 10,813 square feet.
