HARRISON, NY-Even before going to market, Eastern Consolidated’s David Schechtman received 124 incoming phone calls from developers interested in purchasing an undeveloped 37-acre site here adjacent to the former Saint Vincent’s Catholic Medical Center in Westchester County, he tells GlobeSt.com, in an interview. “It’s staggering, but it’s not unexpected,” says Schechtman, who serves as senior director and principal at Eastern, which is selling the property. The current asking price for the land is $9 million.
Interest in the site has been growing since Saint Joseph’s Medical Center of Yonkers, NY purchased 29-acres of SVCMC’s main hospital campus in Harrison last fall, he says, which included 138 inpatient beds and large ambulatory and mental health facilities.
After conducting several studies, the real estate investment firm predicts that the land could include 16 single-family homes, but Schechtman says the amount of residences is subject to change. “In the end, the market is going to decide what it is going to be, because on 37 acres, there are houses on two acres that cost $9 million. We have no idea who is going to buy,” he tells GlobeSt.com.
The town’s regional appeal—located 30 minutes from New York City—is catching the attention of developers from the five boroughs, but the site is mainly attracting private-owners and developers from Westchester, Putnam and Fairfield counties who are closer to the site, Schechtman says. The 37-acre property is also abutted by two separate golf courses.
