GOODYEAR, AZ-Schoeller Arca Systems has signed a 10-year lease for 153,000 square feet of warehouse space in the former Rubbermaid facility at 17300 W. Broadway Rd. The Netherlands-based company, which manufactures sustainable plastic packaging systems, will invest $20 million in the new facility and will create 150 new jobs in the Phoenix area.

Schoeller Arca will use the facility to serve clients in the Western US, according to Anthony J. Lydon, a managing director with Jones Lang LaSalle’s Phoenix office. He represented the 100-year-old company in site selection and lease negotiations, along with Mark Hertzberg, also managing director with Jones Lang LaSalle. Dan Calihan and Pat Feeney of CBRE represented the landlord, BET Investments.

Lydon tells GlobeSt.com that Schoeller Arca considered Arizona, California, Nevada and Utah for its new facility. “A big part of their business is located in California, and they wanted to be able to serve those clients,” he explains, adding that the company uses a lot of energy and also requires a large number of people for its operations. “From a cost containment standpoint, Arizona was much less expensive than California on several levels.”

Once Schoeller Arca decided on Arizona, Lydon and Hertzberg were tasked with finding a facility that was both rail-served and appropriate for in-house crane use. Additionally, the facility needed to offer enough power.

“Schoeller Arca had a unique demand, and a facility that met their demands was a very difficult thing to find,” Lydon says. “We had three to five options.”

Lydon says the former Rubbermaid facility is well-located and situated along an active Union Pacific rail spur. Its location also is conducive to employee recruitment. Moreover, it boasts the necessary clear height and also offers adequate parking.

Schoeller Arca Systems is scheduled to occupy its new space in second quarter 2011. It will share the 750,000-square-foot building with Livonia, Mich.-based Tower Automotive, which occupies 460,000 square feet. The company manufactures the faceted mirror component for the SunCatcher CSP for use in solar energy systems installed in North America by Tessera Solar.
