PHOENIX-Phoenix School of Law has picked One North Central in downtown for its new campus. The school, which received full approval from the American Bar Association in June 2010, inked a 10-year lease for 205,130 square feet of class A office space.

The lease, which includes an option to extend for an additional five years, is the largest to be signed in the Phoenix metro area this year and represents a significant expansion for Phoenix School of Law. The school currently occupies about 100,000 square feet at 4041 N. Central Ave. in the Midtown submarket.

“During the past two years we conducted a very thorough search of the entire metropolitan Phoenix area for properties both for sale and lease,” says Jay Hoselton, senior director with Cushman & Wakefield of Arizona Inc.

Hoselton served as the exclusive real estate representative for Phoenix School of Law. Phil Breidenbach, Peter Nieman and Lindsey Carlson of Colliers International’s Phoenix office represented the landlord, One North Central LLC, a wholly-owned subsidiary of Mitsubishi Estate New York Inc. Lewis & Roca LLM served as the legal advisor for the school.

“The soft market conditions provided the school with many appealing options," Hoselton says. "It was the ideal time for them to be in the market."

The relocation stems from the school’s commitment to enhancing its learning environment, improving student outcomes and its increasing student enrollment. The new location is closer to courts, law firms, the light rail, student housing and downtown amenities.

“Our location in the heart of the legal community and justice system maximizes our students' ability to utilize many resources in the downtown area,” says Shirley L. Mays, dean of Phoenix School of Law. “As a law school with nearly 1,000 students and employees, our presence downtown confirms our commitment to Phoenix and will benefit both the city and the broader community.”

Phoenix School of Law will occupy more than 50% of the 20-story building, which is located at the northeast corner of Central Avenue and Washington Street. It will move into its new space, which is located on the 13th thru 20th floors and a portion of the first floor, on August 1.

The new campus will be equipped with state-of-the-art technology, an operational mock courtroom, a legal clinic and a law library with an expansive physical of legal resources, as well as a variety of electronic databases.
