CARLSTADT, NJ-Office planning and systems furniture installer Total Office Planning Services (TOPS) is relocating its warehouse facility from Long Island City to a newly subleased 113,000-square foot space at 333 Starke Rd. in Carlstadt, located in Bergen County.

The company will use the space to assemble and distribute office furniture to its corporate clients in Manhattan, says Stephen Elman and Robert Adams of Cushman & Wakefield’s East Rutherford, NJ office and Frank Caccavo of its Edison, NJ operation. They represented both TOPS and the sublessor in the transaction.

“The building provides the ceiling heights, loading doors and proximity to New York City that the company required,” Elman says. “Add to that the competitive pricing, and this sublease opportunity was a nice fit.”

Other tenants at the address include Heritage Brands and Manhattan Products. Rents for distribution center space in the area range from $3.95 per square foot per year to $30 per square foot annually, according to LoopNet.
