SURPRISE, AZ-Ensemble DevMan has plans to develop the first medical office building in THE CITY at Surprise, a 765-acre masterplanned community here. The 35,400-square-foot facility, dubbed Surprise Medical Plaza, has a price tag of roughly $8 million.

Ensemble DevMan plans to break ground on Surprise Medical Plaza on July 1. A private investment firm will own the property, according to Bill Molloy, managing director of Phoenix-based Ensemble DevMan.

Situated on three acres at the main entrance of the new Surprise Civic Center, the two-story property is 75% pre-leased. Banner Health has agreed to anchor the medical office building, inking a long-term lease to occupy 20,000 square feet. The healthcare system will fill the space with a primary care practice, women’s health group and an urgent care center that is currently operating out of a modular facility nearby.
