SURPRISE, AZ-Ensemble DevMan has plans to develop the first medical office building in THE CITY at Surprise, a 765-acre masterplanned community here. The 35,400-square-foot facility, dubbed Surprise Medical Plaza, has a price tag of roughly $8 million.
Ensemble DevMan plans to break ground on Surprise Medical Plaza on July 1. A private investment firm will own the property, according to Bill Molloy, managing director of Phoenix-based Ensemble DevMan.
Situated on three acres at the main entrance of the new Surprise Civic Center, the two-story property is 75% pre-leased. Banner Health has agreed to anchor the medical office building, inking a long-term lease to occupy 20,000 square feet. The healthcare system will fill the space with a primary care practice, women’s health group and an urgent care center that is currently operating out of a modular facility nearby.
In addition to Banner Health, Ensemble DevMan has executed LOIs with an imaging center, two pediatric dentists and a healthcare lab, Molloy tells GlobeSt.com. “With the LOIs, we would be 100% occupied,” he says. “That’s got us feeling pretty good about the project.”
Surprise Medical Plaza was designed by Matthew Budge Associates Architects Inc. Low Mountain Construction will serve as general contractor on the project, which is scheduled for occupancy by February 2012.
Ensemble DevMan’s leasing success with Surprise Medical Plaza has compelled the firm to start thinking about future phases of medical office development in THE CITY, Molloy says. The masterplan calls for a medical office campus comprised of 250,000 to 300,000 square feet. “We envision a second building of 50,000 square feet as our next opportunity,” he adds.
