EAST AURORA, NY-East Aurora LLC is selling the Hampton Inn East Aurora for $97,500 per key, or $7.8 million, to Visions Hotels. Visions will also operate the hotel, which will remain flagged as a Hampton Inn.

Hotel Brokers Inernational worked out the deal with a joint venture of Elkins Park, PA based Optimum Hotel Brokerage and Paso Robles, CA-headquartered ProCom Lodging Brokers, Inc. representing the buyer and seller. Joe McCann from Optimum and Fred and Steven Farrarini from ProCom were the brokers.

McCann noted the high price commanded by the 80-unit hotel as a unique aspect of this deal. For example, the Adam's Mark Hotel is the closet in price, selling for $9.2 million but in January of 2009. But the Adams Mark aslo has 486 rooms, giving it only an $18, 930 per key cost, according to LoopNet. The Adams Mark was also purchased by Visions Hotels. Hotel Brokers International is comprised of 75 hotel real estate brokers and is specifically focused on hospitality.
