FREEHOLD, NJ– Weichert Commercial Brokerage has been appointed by Kaplan Cos. as the exclusive agent for The Offices at Raintree Towne Center, a proposed 25,000-square foot medical/office building on Route 537 here.

The project will consist of a single-story building with private entrances, to be built on approximately 4 acres. Suites starting at 1,200 square feet and up to and including the entire building are available for lease, with Weichert SVPs Beth Krinsky and Patrick Masi are marketing the project to medical and professional users. “There is very little common area,” Krinsky says, making the project perfect for medical offices, she tells GlobeSt.com. “In addition, it is right next to CentraState Medical Center.”

Construction will begin when enough leases are signed, with goal of breaking ground this winter. Raintree Towne Center is asking $21 per square foot, triple net, plus utilities. Office rents in Freehold range from $6.50 per square foot to $32 per square foot, with a West Main Street building asking $20 per square foot, according to LoopNet.

“It’s a difficult market out there but the phones are ringing,” Krinsky says. Ideally, the project will be leased and completed within two years. “As soon as I get the first couple of signed leases in, Kaplan has the wherewithal to begin construction.”
