PHOENIX-Factory Motor Parts, the largest after-market distribution partner for Ford and General Motors, has inked a six-year lease in Coronado Commerceplex II. The company will occupy the entire 115,672-square-foot industrial building located at 5328 West Roosevelt St.

Matt Fredrick and Chris McClurg of Lee & Associates’ local office represented Factory Motor Parts. Pat Feeney and Dan Calihan of CBRE’s local office represented the landlord, EJM Development Company.

Frederick tells GlobeSt.com that he and McClurg have been working with Factory Motor Parts since October 2010 to find space to accommodate the company’s expansion. In February 2011, the company closed on the acquisition of Tri-City Automotive, a company that distributes car parts via 11 Valley locations – a deal that necessitated a larger distribution facility, he says.

Minneapolis-based Factory Motor Parts currently owns and occupies a 40,000-square-foot facility at 1326 West Fairmont in Tempe, AZ. Lee & Associates is now marketing that building for sale or lease, Frederick says.

Initially, Factory Motor Parts wanted to acquire a larger building for its distribution operations – a 100,000 to 150,000-square-foot facility. However, the team was unable to find a well-located, quality building that met the company’s needs, Frederick explains.

“When we came upon the EJM building, it fit all requirements, and Factory Motor Parts expressed interest in buying the facility, but EJM wasn’t interested,” Frederick adds. “That led us into lease negotiations.”

Frederick says EJM’s building, which was constructed in 1998, is ideal for Factory Motor Parts because it is well-located and accessible to Interstate 10. Additionally, the class A industrial building features an ESFR sprinkler system and a large, fully- fenced truck court.

The Lee & Associates team was also able to negotiate an option for Factory Motor Parts to acquire the facility if EJM ever decides to sell it. Factory Motor Parts will move into its new space by June 1 since the space was delivered in turn-key condition.

“The space fit Factory Motor Parts like a glove,” Frederick notes, adding that the deal represents a large chunk of positive absorption for the market. The new facility will house 50 to 75 employees, some of whom will be new hires.
