HOUSTON-Houston Center, a collection of four office towers in downtown, has inked two renewal leases totaling 49,216 square feet.
Towers Watson Pennsylvania Inc. signed a five-year renewal and expansion for 23,520 square feet at 1 Houston Center, while Torch Energy Advisors Inc. committed to a long-term renewal for 25,696 square feet at 4 Houston Center. With the renewals, the 4.2-million-square-foot office complex remains 91% leased.
Both Towers Watson and Torch Energy’s leases were coming up for renewal in 2012, according to Debbie Wilson of Crescent Real Estate. She represented the owner, Crescent HC Investors LP, in both deals. Louie Crapitto of Jones Lang LaSalle represented Towers Watson, and Brett Blanchard, David Anderson and Anthony Fritsche of Fritsche Anderson Realty Partners LLC represented Torch Energy.
Wilson tells GlobeSt.com that both companies have been tenants in Houston Center for many years. Towers Watson, for example, has been a tenant in the project since 1988.
The company, which offers employee benefits, talent management and capital management solutions, shopped the market before committing to the renewal and expansion at Houston Center, Wilson says.
Towers Watson required additional space because it merged with Watson Wyatt and needed to consolidate employees in Houston Center. It now occupies the entire 26th floor.
Meanwhile, Torch Energy has been a tenant in 4 Houston Center for 25 years. The privately-held energy company did not consider relocating from its 14th floor location.
“They like where they are,” Wilson says. “They have very extensive build out in their space, and it continues to work for them.”
