DENVER-Unico Properties LLC, a Seattle-based real estate investment and operating company, has purchased 17th & Larimer, an 118,263-square-foot office building. The class-A building is located at 1675 Larimer St. in the heart of Denver’s CBD.

Unico purchased 17th & Larimer from Capmark Bank in a competitive bid process. According to a prepared statement, “With a swift, yet comprehensive due diligence effort, Unico executed a 15-day close of the transaction.”

Unico plans to invest $3.5 million to upgrade tenant spaces which will include new ceiling systems, new HVAC systems, and high-end finishes. Riki Hashimoto and Dan Grooters of the Grubb & Ellis Co. represented Capmark Bank. According to Hashimoto, “Unico purchased the 17th & Larimer building for $17.5 million.
