CHARLESTON, SC-Cooper River Partners is launching an aggressive strategy to fill up its 1,600-acre-plus Bushy Park Industrial Complex to manufacturing companies in the US and overseas. The developer tapped Jones Lang LaSalle to market the property in Goose Creek, which offers existing facilities ready for occupancy and 450 acres remaining for development.
“The project is very close to a Boeing plant that just opened,” John Carver, head of JLL's Port Airports and Global Infrastructure practice, tells GlobeSt.com. “Cooper River feels the property is going to have special appeal to the aviation and aerospace industry. We are already talking to a company in the aerospace industry. The project offers a complete real estate and utility solution that’s much deeper than more traditional industrial developments.”
Indeed, Bushy Park is on the banks of the Cooper River with a new water terminal and access now under design. When complete, Bushy Park Industrial Complex will provide users ample water supplies for their manufacturing applications and direct access to deepwater transportation along the eastern seaboard.
Bushy Park also has full-time onsite management, a suite of utility services tailored for heavy manufacturers, fire services, security, food services and other common amenities. The project has secured heavy industrial zoning as well as foreign trade zone status. Carver also pointed to South Carolina’s favorable labor laws and competitive incentive programs as key attraction points.
“This combination of location, services and policies, along with the second largest pool of engineering talent and skilled labor in the country, has had strong appeal to European and Asian firms,” says Steve Grable, who is co-leading the JLL project team. “We especially expect new interest to be generated from Asia Pacific markets, where much of our energy will be focused going forward.”
Bushy Park is already home to chemical manufacturing, custom fabricators, food additive manufacturing and similar uses. JLL expects the project to generate interest among the emerging clean-tech sector. Bushy Park is structured for alternative energy firms, including hydro, wind and solar technologies. Bushy Park supplies utilities such as steam, refrigeration, plant water and plant and instrument air.
“We’ve still got a lot of land to work with,” Carver says. “The project is about 75% built out. The real purpose for JLL getting involved is to better raise awareness within the European marketplace, where the developer has had great success already, and within China, where they feel the complex will have special appeal to companies looking to get up and running quickly.”
