AUSTIN, TX-Strasburger & Price LLP has signed a 12-year lease for 24,200 square feet at Perry Brooks Tower. The global law firm will relocate to the downtown office tower at 720 Brazos St. from One American Center.
Luke Wheeler, an associate vice president with Transwestern’s local office, says Strasburger was interested in staying downtown. “The space is a perfect fit for Strasburger,” he says, adding that the 12-story Perry Brooks Tower offered the firm “modern, efficient space” just one block from Congress Avenue.
Wheeler, along with Transwestern’s Brandon Lester, represented the landlord, Capital Commercial Investments Inc., in lease negotiations. John Hanly with Commercial Real Estate Solutions represented Strasburger & Price.
Wheeler tells GlobeSt.com that he and Lester negotiated with Strasburger for roughly five months. The firm will occupy the entire sixth floor and will move into its new space in January 2012.
“This suite is in shell condition and it is really cool and efficient,” Wheeler adds. “It’s competitively priced for Austin CBD and the firm will be able to design and build to fit their exact needs.”
The Strasburger lease brings the 134,638-square-foot office building to 50% occupancy. “Overall, we have seen interest and leasing activity pick up the first half of 2011, and I expect it will continue to improve,” Wheeler says.
Perry Brooks Tower was originally built by Commodore Edgar H. Perry in 1953. Capital Commercial purchased the local landmark in 2009 and quickly began a comprehensive renovation that maintained the historical spirit of the original structure. The building was empty during the remodel, which included a new exterior, updated mechanical systems and new floor-to-ceiling glass on the top floors.
