WHITESTOWN, IN-Flaherty & Collins has delivered the first of seven buildings in its $20 million second phase of development at the blvd, an apartment complex. The project is at Duke Realty’s Anson master development project, which includes 1,700 acres of residential, retail and industrial along Interstate 65.

The first phase of the blvd had 80 multifamily units. This phase adds another 213 apartments, as well as a new clubhouse, pool, fitness center, dog park and other amenities.

James Crossin, a VP of development with the company, tells GlobeSt.com that the first phase is more than 95% occupied, something they didn’t expect in this region. “Typically we don’t see a lot of preleasing in this Indianapolis market, but we had more than 30 leases before we even opened the doors, he says. “We should have our second building of the second phase up by mid-July, and the whole project complete by November.”

The project is just one of many multifamily properties going up at the Duke development. Ryland Homes continues to build townhomes, after selling out its first 60 units in 10 buildings on the site. Gene B. Glick Co. opened the 142-unit Westhaven luxury apartment complex across from Anson last summer, and plans to expand with more units on the Anson site this year.

However, as the multifamily does well, the single-family home developers have struggled on the site. Originally scheduled to have 168, the complex has seen a trickle of new home development. The Clark Neighborhoods have five homes under construction. “A lot of the single home developments took a nose-dive when the recession hit,” Crossin says. “But we feel fortunate that Duke is the master developer, they have staying power and will make sure it keeps going.” Browning Investments is also a partner in the development.

He says the retail planned for the site was also somewhat postponed, though there have been signings and construction of late. Ground was broken for a McDonald’s and a Cracker Barrel restaurant in May. The industrial portion of the property, Allpoints at Anson, includes tenants such as Medco Health Solutions, amazon.com and ASILimited.
