SEATTLE-BasRock Northwest Nettleton Seattle LLC, a Delaware limited liability company of San Francisco, has sold One Thousand 8th Ave., located at 1000 Eighth Ave. & 801 Spring St. here for $60.75 million. The buyer was SEA Eighth 11B12B LLC of San Mateo, CA. The transaction was negotiated by Kenny Dudunakis of the Seattle office of Hendricks & Partners on behalf of the buyer and seller.

The 351-unit apartment community was sold for what is said to be the highest price paid this year for a downtown apartment property. One Thousand 8th Avenue encompasses an entire city block in the heart of downtown Seattle, within minutes of business, shopping, cultural, arts and sporting venues as well as in the center of the medical and education community known as First Hill.

The property consists of two 14-story towers with 49 studio, 205 one-bedroom, and 97 two-bedroom units, a three-level parking garage with 201 stalls, and a rare at-grade pool with enclosed spa, two rooftop decks, chic resident lounge, 36-seat movie theatre, bioscan fingerprint controlled access, and many other luxurious additions. According to a prepared statement, One Thousand 8th Ave. also boasts scenic views of Seattle’s skyline and the Puget Sound and contains several coveted penthouse homes.

Renovations completed from 2005 through 2008 include complete replacement and upgrade of the electrical, heating, fire alarm/life safety and telecommunications systems, major elevator system upgrade, new common areas, and redesigned landscaping, including the two new rooftop decks.
