KANSAS CITY, MO-Almost three years after a venture broke ground on the 800-acre KCI Intermodal BusinessCentre here at the Kansas City airport, parts maker Blount International has said it will move into the first 350,000-square-foot, build-to-suit facility. New York City-based Clarion Partners and Dallas-based Trammell Crow Co. started infrastructure work on the property here in late 2008.
The $200 million business park, being built at the southeast corner of the airport, was supposed to have its first of four speculative buildings up by December 2009, according to Trammell representatives in 2008. However, interest stalled during the recession.
Now, Portland, OR-based Blount is moving out of its current distribution center in Executive Park, east of the downtown, and is making the new building here its national distribution base for North American operations. Completion of the building is scheduled for January.
Andy Lowe, SVP with Clarion, tells GlobeSt.com that the venture just recently completed the infrastructure for the park, and activity has picked up. “It’s been great all year, we’ve put a number of proposals out and we’ve got some additional interest in potentially another building,” he says.
Phase one of the park comprises 182 acres that will support up to 1.8 million square feet of distribution facilities and flex properties. Total construction of all phases will be about 5.4 million square feet, and will include air cargo and air freight facilities adjoining two runways at the airport. “This isn’t the typical intermodal, as people normally associate intermodal with a rail yard. There’s a lot less demand for this location than the air type, but we can draw interest from these local parks,” Lowe says.
Trammell has developed more than 30 industrial and office buildings in Kansas City since the 1970s. CB Richard Ellis, Trammell’s parent company, is handling the marketing for the park. CresaPartners represented Blount in the lease.
