Manufacturer and distributor Jacmel Jewelry has cut a long-term deal for 23,500 square feet at 1385 Broadway, which will serve as its headquarters space. It’s taking the entire eighth floor of the 23-story building, which recently underwent a $55-million capital improvement program designed by MKDA. The property’s Cushman & Wakefield leasing team of Jonathan R. Serko, Diana Gaines, Gary Greenspan and David Malawer represented the ownership, B. Bros. Broadway Realty LLC, an affiliate of Bloomingdale Properties Inc. Michael Beyda from Benchmark Properties and Matthew Dweck from Dweck Group represented Jacmel. Terms were not disclosed; asking rents for neighboring office properties along Broadway and Seventh Avenue range from the high $30s to mid $40s per square foot. The C&W team has leased more than 350,000 square feet at the 435,678-square-foot property since taking over leasing in 2010.

Comprehensive Healthcare & Medical Services has signed on for 6,600 square feet, representing the entire eighth floor, at 38 E. 29th St. Betty Posner with New York Commercial Real Estate Services represented the tenant, which signed a 10-year lease direct from the owner, Scott Domansky of P.R.D. Realty Corp.

A Marcus & Millichap Real Estate Investment Services team of Barbara Dansker, Adelaide Polsinelli and Matt Rosenzweig has closed the $13.5-million sale of the defaulted note and judgment collateralized by 146-148 West 28th St., a seven-story, mixed-use building in Manhattan’s Chelsea section. The property includes 26,296 square feet of existing improvements and 66,800 of available development rights. The Marcus & Millichap team represented the local lending institution selling the note; the buyer was not identified.

The defaulted mortgage note on two adjacent prewar multifamily properties at 132 and 134 W. 109th St. has traded for $7.8 million. Eastern Consolidated’s Eric M. Anton and Ronald A. Solarz represented the seller, an unnamed European lender identified in city records as Anglo Irish Bank Corp., at the foreclosure sale. A local private New York City family, identified in city records at 132 West 109 LLC, bought the fee simple title to the properties. Steven I. Holm of Holm & Drath LLP represented the buyer and John C. St. Jeanos of Herrick, Feinstein LLP acted on behalf of the seller.

Boston

Nordic Properties has a pair of new tenants for its 242,240-square-foot 1000 Washington St. office asset in Boston. National Indemnity Co., part of the Berkshire Hathaway group of insurance companies, leased the entire fourth floor and a portion of the second floor in an eight-year deal for 28,871 square feet. C&W’s Tim Bianchi and Deb Gould secured National Indemnity on behalf of Nordic. David Campbell of Newmark Knight Frank represented National Indemnity in the transaction. Terms were not disclosed. Also, Unidine Corp. is leasing 18,500 square feet for its international headquarters at 1000 Washington, and will also operate the property’s dining services. The FHO Partners team of John Boyle and Will Foley negotiated on behalf of Unidine. David Fitzgerald and Bill Crean, both with CB Richard Ellis/New England, represented Nordic.
