LARAMINE, WY-American Campus Communities of Austin, TX has started work on a 332-bed student housing project at the University of Wyoming. Designed by KTGY Group Inc. Architecture and Planning for LEED Silver certification, the development comprises 15 residential buildings and a 4,000-square-foot community center combined with maintenance facilities.

The project, at 2512 Willet Dr., features 84 apartments that consist mostly of four bedrooms and three baths in primarily a townhouse-neighborhood with some flats near the community center. The student housing complex is slated for occupancy in August 2012.

American Campus serves as developer and construction manager for the project and coordinated the closing of the $15.3 million finance package for the project. Petra Construction of Meridian, ID is the general contractor; the university will be the property manager. Bill Bayless, American Campus president and CEO, notes that the University of Wyoming has been updating and renovating existing housing in recent years. This new project is replacement housing for a recently demolished on-campus apartment complex and will add diversity to its existing product offering while increasing the number of apartment and townhome-style units available for upperclassmen, according to an announcement from American Campus, for which this is the first project with the University of Wyoming.

According to KTGY principal Dan McAllister of the company's Irvine, CA office, the development will be home to undergraduates and graduates in fully furnished apartments and will offer single-occupancy bedrooms and a mix of private and shared bathrooms. The new facility will help the university provide students a graduated product cycle and variety of prices, McAllister says.

KTGY principal David Senden of the Irvine office adds, "Students will be able to live in townhomes while still on campus, leading to a high level of privacy within each unit. Common space is on the ground level with three-quarters of the bedrooms upstairs. Two bedrooms have private baths and two share a bath. Varying accommodations provide higher and lower rent opportunities to meet budgets and needs more specifically than a one-size fits all scenario."

Outdoor amenities at the project will include large open spaces with walkways linking to adjacent on-campus residential neighborhoods, the community center, transportation nodes and a bicycle way to the main campus on the west side of the War Memorial Stadium and directly across the street from Cowboy Field, baseball stadium. Shops and hotels are within walking distance.
