CARLISLE, PA-Liberty Property Trust broke ground on Thursday on their new 972,000-square-foot warehouse and distribution project in the Liberty at Carlisle Distribution Center. The REIT has invested $45 million to bring the development to completion at an estimated delivery date in June 2012. The single-story, class A property will be debt-free, according to Liberty’s senior vice president Bob Kiel, and will create 300 to 400 construction jobs for the length of the project.
The project, located within the 64-acre distribution center on Logistics Drive, will feature 32-foot clearance ceilings and will have one dock every 10,000 square feet of warehouse, as well as drive-in doors. Kiel tells GlobeSt.com that Liberty’s approach is to build the property and lease it to a high-quality tenant and then hold the property for long-term value.
The project is being designed with LEED Core & Shell and Energy Star certifications in mind. Industrial properties present some issues with energy efficiency with their open space and high ceilings, but some of the design elements will combat this with wall insulation and panels, which will offer an r-value of 12; an r-value is the measure of heat-flow resistance. The roof insulation will likewise protect heat-flow with an r-value of 20, according to Liberty.
Dock seals help with trucks moving in and out on a rotating basis, which are not 100% air tight, notes Kiel, but they do a good job. Liberty will also have air units and glazing of glass to help with air flow and heat. The glazing will reflect heat and can be used on any of the main four corners, which can be used as front entrances to the distribution center.
