ESCANABA, MI-Duke Realty has broken ground on a 43,145-square-foot, $11 million medical office building here. The building is pre-leased by Marquette General Health System.

The two-story building will be on a 5.5-acre site at 710 S. Lincoln Rd. The property will replace the health care system’s smaller Doctor’s Park building near Seventh Avenue, and is designed to expand services for Delta County residents. The new development is likely one of the few new projects in the state, and one of only a handful in the Michigan Upper Peninsula, of which the west side is technically much closer to Green Bay, WI and even Minneapolis than it is to Detroit.

Keith Konkoli, an SVP with Duke, tells GlobeSt.com that the building will complement the nearby new OSF St. Francis Hospital along US Highway 41. “Marquette wanted to bring more services into the market in its partnership with OSF,” Konkoli says. “It’s true that health care development is doing well everywhere, and for this project the stars aligned for the Marquette system to grow.”

Duke is developing, financing and managing the property, and will also own the site, leasing it to the system when it opens in fall 2012. The building will house laboratory, home infusion, oncology, primary care, specialty care, imaging, physical therapy and occupational medicine, as well as a blood donor center and administrative offices.

OXFORD TOWNSHIP, MI-Signature Associates has negotiated the sale of 58,000 square feet of industrial space at 575 Glaspie St. Joe Banyai and Clint Confer represented the seller, Saturn Electric. Paul Hoge, also of Signature, represented the purchaser Verity LLC.

CHICAGO-UGL Services has represented HY Connect, an integrated communications agency, in a 15,020-square-foot lease renewal and expansion at 142 E. Ontario St., an 18-story, multi-tenant office building situated in the North Michigan Avenue submarket. Matthew Alexander and Adam McCostlin, both VPs, represented the tenant in the transaction. Bill Truszkowski with the John Buck Co. represented the owner, the American Osteopathic Association.

CHICAGO-Essex Realty Group Inc. arranged the $6.7 million sale of 7301 N. Sheridan Rd., located in Chicago’s Rogers Park neighborhood on the northeast corner of Sheridan Road and Chase Avenue, just one block from Lake Michigan. The property consists of 101 residential units that were recently updated and five street-level retail spaces. The residential unit mix includes 28 studio, 51 one-bedroom, 21 two-bedroom and one three-bedroom unit. Matt Welke and Doug Fisher represented the seller and purchaser.

NORTHBROOK, IL-New York-based retailer Saks Inc. recently signed a lease for 25,900 square feet at Village Square of Northbrook, its third Saks Fifth Avenue OFF 5th store in Chicagoland. The store will open in November. Mid-America Asset Management Inc. is the exclusive leasing representative for the 334,995-square-foot shopping center located along the North Shore. The two stores currently open in Chicagoland are located at Woodfield Green Shopping Center in Schaumburg, IL and at Gurnee Mills in Gurnee, IL. Mid-America VP Liz Krebs represented the landlord in the transaction, while Marlon Stone with Colliers International represented the tenant. The center is on the southeast corner of Lake Cook Road and Old Skokie Boulevard, and is anchored by Marshalls, Cost Plus World Market, PetSmart, the Container Store, Nordstrom Rack, and Loehmann’s.

GREEN BAY, WI-Hotel Source Inc. completed the sale of the 68-room Microtel Inn & Suites - Green Bay. MI of Green Bay LLC sold the limited-service hotel to Batra Hospitality Group Inc. Seth Glickman and Steve Marx handled the sale. The hotel was sold at a 3.7% capitalization rate and was achieving approximately 43% occupancy at the time of sale. Built in 1999, the property will receive minor upgrades from the new owners. The three-story hotel contains an indoor pool with water features.

CARMEL, IN-CB Richard Ellis’ Indianapolis-Cincinnati Multi-Housing Group has been appointed to sell Lakes of Carmel Apartments, a 324-unit community. The property is currently 96% occupied and is offered free and clear of existing debt. The property is on West Carmel Drive, less than one half-mile from the US 31/North Meridian Street corporate corridor, a major north south thoroughfare providing access to the Indianapolis CBD, I-465 and over four million square feet of Class “A” office space. The property offers a fully-equipped amenity package which includes a recently remodeled clubhouse with a 24-hour fitness center, 24-hour business center, tanning facility and oversized pool with outdoor kitchen. Additional community amenities include four stocked lakes, lighted tennis courts, sand volleyball court, 1.25 mile exercise trail, playground and a pet park.

WEST CHESTER, OH-Mike Lowe, Doug Whitten and Tim Schenke with CB Richard Ellis have negotiated the lease of 390,000 square feet at Port Union Commerce Park for Spiraledge, a California based online swimwear retailer. The owner is DCT Industrial. The property, at 4300 Port Union Rd., is part of the phase one construction at Port Union Commerce Park, a 100-acre site being developed here.
