TAMPA, FL-In another “musical chairs” office lease transaction, FairWarning is relocating its headquarters to the Feather Sound Corporate Center. The privacy breach detection solutions firm is taking down nearly 13,500 square feet of office space at 1353 Feather Sound Dr. in Clearwater.
Melanie Jackson and Alan Feldshue of Colliers International Tampa Bay’s Clearwater office represented the tenant, FairWarning. The landlord is RCC I, Inc. FairWarning’s lease brings the building’s occupancy rate up to about 25%. Feldshue expects the transaction to spark additional leases in the building, since interest often builds once a major tenant takes up space.
“This location offers class A amenities and features at a good value,” Feldshue tells GlobeSt.com. “On the top floor, it offers an excellent view of Tampa Bay and the surrounding area, and its location is one of the best in the Tampa Bay area, within easy reach of Clearwater, St. Petersburg and Tampa.”
As Feldshue sees it, the Feather Sound space is a good fit for FairWarning that will set the stage for the firm’s continued growth. FairWarning, the first major tenant to repopulate the 81,000-square-foot building since Regions Bank vacated. The company will move about 50 employees to the building, occupying the entire sixth floor. The company was previously headquartered in the Baypointe Commerce Center in St. Petersburg.
“Like many smart tenants in this market, Fair Warning was able to get upgraded space at a discount compared to what they would have paid for similar space a few years ago,” Feldshue says. “All around the Tampa Bay area, class A locations are getting a lot of interest from tenants who wouldn't have looked at class A space a few years ago, when pricing was different.”
