NORWALK, CA-The Los Angeles County Sheriff’s Department has signed a new 98,000-square-foot lease extension at the Norwalk Government Center office building at 12440 Imperial Hwy. here in Norwalk, CA. The eight year lease is for the entire fourth floor of the 500,000-square-foot, as well as for an emergency back‐up power and call center to be located in the basement.

The seven‐story building is also the L.A. headquarters for the Bureau of Homeland Security, and contains offices for the FBI, the L.A. County DPSS department, and the State of California Board of Equalization. The building sits on 20 acres just off of the I‐5 Freeway, and has parking for more than 2,000 cars.

The building’s managing member, Bob Sonnenblick of Sonnenblick Del Rio Norwalk LLC points out in a prepared statement that “We are thrilled to have the Sheriff’s Dept. make this substantial commitment to our asset.” He adds that “we are proud to own the L.A. area’s premier multi‐governmental agency office building complex.”

Although GlobeSt.com could not obtain the aggregate lease value or taking rent by deadline, industry sources say rental rate for the building is around $27 per square foot per year. As GlobeSt.com previously reported, Sonnenblick-Del Rio Government Acquisition Fund I purchased the office building in 2003 with a $50-million loan from and Pacific Coast Capital Partners. The financing at the time was arranged by Newport Beach-based Buchanan Street Partners.
