PHILADELPHIA-The US General Services Administration has inked a 15-year, 53,435 square-foot lease to house the US Citizenship and Immigration Services at 2.0 University Place for $26 million, says Grubb & Ellis, who represented University Place Associates, LLC on the deal. The five-story, mixed-use LEED Platinum-certified building is located at 30 N. 41st St. in the city’s burgeoning Keystone Opportunity Zone.

Grubb & Ellis’ senior vice president Jack Soloff says that the GSA was able to exceed the current administration’s LEED Gold standard for leasing new construction. The 94,350-square-foot office building features green elements such as a rooftop garden, solar and wind power and energy efficient heating and cooling systems.

“In today’s environment, green office buildings offer tenants a number of advantages, including cost efficiencies as well as a cleaner, healthier, more-productive work atmosphere,” Soloff says, in a statement. Senior vice president Craig Scheuerle and associate vice president Matthew Guerrieri also represented University Place Associates, while Todd Valentine, managing director of Studley, Inc., represented GSA.
