IRWINDALE, CA-Superior Communications has renewed its lease for a 225,030-square-foot building at 5027 Irwindale Ave. that houses the company's headquarters and its distribution facility. Superior, which provides wireless products and services to major carriers, OEMs and retailers through all channels of distribution, is the sales and logistics arm of an Asian-based manufacturing partner.

Superior was represented in the long-term transaction by senior managing director Joshua Gorin and assistant director Marcus Arredondo of tenant advisory firm Studley. The lease is valued at approximately $14 million. "This was an opportunity for Superior Communications to take advantage of the down market and reduce stay-in-place expenses while providing for the company's long-term business strategy," Gorin said. "The transaction also includes significant flexibility and concessions to fund facility improvements, internally and externally."

The Superior building is part of an industrial business center that is a multi-building complex totaling 1.78 million square feet and includes a mix of single-story industrial and office buildings built between 2001 and 2003.

The building is owned by Clarion Partners, whch was represented in the transaction by Phil Lombardo of Cushman & Wakefield. Established in 1991 as the sales and logistics arm of its Asian-based manufacturing partner, Superior Communications has grown from a regional distributor of its own aftermarket line of accessories to a leading distributor of both OEM and aftermarket accessories in the US. The company specializes in accessory manufacturing, packaging, logistics and marketing.
