CHARLOTTE, NC-Liberty Property Trust just took some major strides in its business plan execution with two big deals in the Charlotte market. The company snapped up Crosspoint Center for $60.75 million and wrapped up an agreement to develop an $8 million LEED certified distribution center.
Liberty purchased the seven-building, 1.08-million-square-foot Crosspoint Center from Boston-based TA Associates for $60.75 million. The company is soon breaking ground on a built-to-suit for American Tire Distributors at 4047 Perimeter West Dr.
“Several years ago Liberty made a deliberate strategic move to beef up the quality of multi-tenant industrial buildings in the 85 Corridor between Greenville and Raleigh-Durham,” Massie Flippin, Liberty vice president and city manager in charge of the Carolinas region, tells GlobeSt.com. “These deals build on our strategy as we settle in Charlotte for the long haul.”
Crosspoint Center is located on 78 acres in Charlotte and offers immediate access to both I-77 and I-85. Flippin says the acquisition boosts the firm’s Carolinas portfolio by about 6 million square feet, with 1.5 million square feet in Charlotte.
“Our focus has been on balancing our presence in the 85 Corridor by buying and developing buildings primarily in Raleigh and Charlotte,” Flippin says. “We also have buildings in Greensboro and Greenville. We want to take advantage of great fundamentals throughout the region.”
Crosspoint Center is 90% leased. Larger tenants in the park include Sygma, MEDIC, Lagasse, Flexalloy, Diagnostic Devices and Brooks Equipment. About 102,000 square feet remains available for lease. Flippin says he felt comfortable with the rental rates in the complex, especially given the replacement costs and the barriers to entry in the submarket.
In November, Liberty will break ground on a 156,000-square-foot warehouse land it acquired over the summer. The project is a build-to-suit development for Huntersville-based American Tire Distributors. The company signed a long-term lease for the building.
Perimeter West II is designed to achieve LEED certification and will feature sustainable construction, including innovative storm water design and T5 warehouse lighting. Liberty will also complete a 7,000-square-foot build out of office space for the tenant within the facility. The building is scheduled for delivery in the summer of 2012.
