GENEVA, IL-Ryan Cos. US Inc. has completed the 147,000-square-foot Community Nutrition and Food Distribution Center for the Northern Illinois Food Bank here at 273 Dearborn Ct. The new building is twice the size of the non-profit organization’s former headquarters in St. Charles.
The organization, a member of Feeding America, provides food to hungry people in 13 Illinois counties. The group distributed more than 34.8 million pounds of food, about 29 million meals, in fiscal year 2011.
The new refrigerated food warehouse and distribution center features 47,000 square feet of office, 60,000 square feet of dry storage, 20,000 square feet of freezer/cooler space and 20,000 square feet of volunteer space. The building also includes the option for building out a production kitchen that would be allow foods to be packaged and prepared for people in northern Illinois.
WAUCONDA, IL-Arbor Commercial Funding LLC recently funded a $4.4 million loan for Park Trails Apartments here. The 10-year refinance loan amortizes on a 30-year schedule. Stephen York, a director at Arbor, handled the loan.
ROSEMONT, IL-Rick Levin & Associates Inc., a Chicago-based real estate auction marketing firm, announced it will conduct a bank-owned/bank-directed multiple-property auction in Illinois of vacant land, industrial, commercial and residential properties in St. Charles, Aurora, South Chicago Heights, Cary, Gilberts, South Elgin, West Dundee, Libertyville, Wonder Lake and Woodstock. The auction will take place at 7 p.m. at Nov. 15, at the Chicago Marriott Suites O'Hare here. “Because banks are in the business of lending money and not owning property, these lenders have made a prudent business decision by selling them via auction,” said Rick Levin, president of the company. “The lenders are very motivated to sell these properties now as they want them off of their books as soon as possible.” The properties include 10.5 acres of vacant land in St. Charles, a 67,000-square-foot industrial building in South Chicago Heights and a commercial condo building in Aurora.
CINCINNATI-Brixmor Property Group announced a 2,250-square-foot lease has been executed with Qdoba at Western Village, located southwest of the Interstate 75 and Interstate 74 junction, on the northwest corner of Glenway Avenue and Werk Road; directly across from Western Hills Plaza and Marketplace Mall. Kristine Davidson with OnSite Retail Group represented Qdoba. Brixmor is the owner of Western Village and was represented by Elizabeth Houser.
PERRYSBURG TOWNSHIP, OH-Signature Associates has negotiated the lease of 35,612 square feet of industrial space at 28210 Cedar Park Blvd. Bob Mack with Signature Associates represented the landlord, Embee Management, and Megan Malczewski represented the purchaser, IMC NA LLC.
GROVEPORT, OH-Opus Development Corp. has announced that Union Supply Co. Inc. has signed a long-term lease agreement for a 315,534-square-foot in building seven at Opus Business Center at Rickenbacker here. Rancho Dominguez, CA-based Union’s rapid growth drove the need for more space and the move to the 496,000-square-foot industrial distribution center. The company is scheduled to occupy the building in fourth quarter 2011. Brokers for this transaction include San Diego-based McKinney Brokerage Group for Union and Rick Trott, Mike Hurd and Kevin McGrath from Cassidy Turley on behalf of the building owner.
BOSTON HEIGHTS, OH-Gladstone Commercial Corp., a REIT, has purchased a 25,000-square-foot office building for$4.4 million. The property was a new build-to-suit for Paychex North America, a subsidiary of Paychex Inc. The tenant has leased the property for the next 10 years and has three options to renew the lease for additional periods of three years each.
ROSEVILLE, MN-Meritex has closed on the sale of 8.16 acres to Setzer Properties RVE LLC. The buyer, a developer based in Lexington, KY, was selected by FedEx to develop a 120,000-square-foot office/warehouse for its ground shipping operations. Construction is scheduled to begin immediately.
BLOOMINGTON, MN-A Cushman & Wakefield/NorthMarq Real Estate Services team led by SVP Paul Donovan recently listed an elementary school in the Mahtomedi school district for sale and announced the sale of Concordia Academy in Bloomington. Donovan and his team of advisers, Kevin Peck and Jaclyn May are representing the Mahtomedi School District in the sale of Wildwood Elementary. The district will open a new school somewhere else. Once that move is completed, the old building will be available immediately. “The property will likely serve as a redevelopment site for housing with multiple possibilities,” Donovan said. Recently, the team completed the sale of Concordia Academy at 8201 Park Ave. S. here. This 58,620-square-foot space, with 8.2 acres of land for development, sold for $2.7 million to the Al Farooq Youth and Family Center. Donovan, Peck and May also represented Concordia Academy.
OAK CREEK, WI-Karl’s Event Services Inc., a manufacturer of tents and other party rental products, recently leased 24,000 square feet of industrial space in a 50,000-square-foot facility. The company will move some of its tent manufacturing and design operations to the space, 400 W. Bell Ct., in the Northbranch Industrial Park, from an existing location nearby. Karl’s maintains additional branch locations in California, Florida, Maryland, New Jersey and Texas. “The available space has not been vacated, and Karl’s will occupy the space immediately upon the other tenant leaving,” said David Barry with Cassidy Turley Barry, who represented the tenant. “We have had several transactions this year that leave landlords without a day of vacancy in their buildings. It is a sign of how the industrial market is rebounding in 2011.” Sam Dickman Jr. with the Dickman Co. Inc. represented the landlord, K&Z Partners LLC in the transaction.
GLENDALE, WI-Grandbridge Real Estate Capital recently originated and closed a $2.9 million limited-recourse first mortgage loan secured by a medical office building. This loan refinanced an existing full-recourse bank loan. The 25,044-square-foot building was built in 2003 and offers great access, visibility and a strong rent roll. Milwaukee-based Grandbridge VP Rob Meister arranged the financing through American Equity Investment Insurance Co. The 10-year fixed rate loan closed with an interest rate in the mid 5% range. Senior Analyst Dean Huber assisted with the transaction.
SPRINGFIELD TOWNSHIP, MI-Mid-America Real Estate-Michigan Inc. has arranged a 4,944-square-foot lease in Springfield Towne Square at 9749 Dixie Hwy. here. Gabe Schuchman and Samantha Tullio represented the landlord, RCL Properties in this transaction. The new tenant is Anytime Fitness.
PONTIAC, MI-Colliers International recently arranged the sale of a 24,000-square-foot athletic center at 124 W. Columbia to Buyer Stars Place Inc. Gary Gruskowski with Colliers represented the seller, Boys and Girls Clubs of Southeastern Michigan, in this transaction. Taggley Real Estate represented the buyer.
CROWN POINTE, IN-ClarkDietrich has signed a lease to occupy 4,161 square feet of the 21,448-square-foot One Professional Center at 2100 N. Main St. here. The new office location comes after a recent joint venture of ClarkWestern and Dietrich Metal Framing. After plans to close seven Dietrich Metal Framing facilities, including the one in Hammond, IN, were announced, the engineering division of the company needed new office space. The building is owned by the Braeside Group Ltd. out of Highland Park, IL. David Lasser with Commercial In-Sites and Daniel Knudson with Daum Commercial represented the tenant. Landlord Braeside Group Ltd. was represented by Aaron McDermott with Latitude Commercial Real Estate.
WALTON, KY-Regency Centers has leased retail space at Walton Towne Center to Bluegrass Urgent Care. A walk-in clinic, Bluegrass leased 2,787 square feet of retail space and is slated to open for business in fall 2011. The 143,997-square-foot shopping center is anchored by an 116,432-square-foot Kroger alongside national retailers such as Subway and McDonald’s. The center is at 12300 Towne Center Dr.
PRAIRIE VILLAGE, KS-The national clothing line Jos. A. Bank has opened a new location at the Village in Prairie Village. LANE4 Property Group Inc., the leasing and management company for the shopping center, negotiated a lease for the 3,667-square-foot space at 3925 W 69th Terrace.
KANSAS CITY, MO-Thomas Cohen and John Schorgl with Johnson Capital, a national real estate capital advisory firm, recently arranged a $3 million note on Metro Plaza Retail Center, a 90,000-square-foot retail center. Proceeds of the bank-financed loan were used to renovate and upgrade the center, and to provide funds for tenant improvements and leasing commissions. The loan carries an initial interest-only period which converts to a five-year term with a 25-year amortization schedule.
