HOBOKEN-One of Hoboken’s largest remaining retail spaces on the city’s bustling Washington Street corridor has been leased up. By the end of the year, Office Depot will be occupying a portion of the former Barnes & Noble store at 59 Washington St., just steps away from the city’s PATH station.

Justin Stein, managing director at Newmark Knight Frank, who represented landlord Washington-Hudson Associates on the transaction, says the office supply giant will lease 5,816 square feet in the building and will utilize the space as one of its “express” concepts. “It will be smaller than their traditional, prototype 13,000 to 15,000 square foot big-box stores that they try and concentrate in these downtown areas,” he tells GlobeSt.com. “They are trying to cater to the local businesses in each market.”

While asking rents could not be disclosed due to confidentiality agreements, Stein says rents for the space ranged from $40 to $50 per square foot. With Office Depot set to move in by December, Newmark is also working to fill the remaining 2,580 square-foot space in the building by the start of 2012. “Since the building is a very appealing size, we have had a lot of interest from our marketing efforts and we’ve received a few letters of intent,” he says. “We are working with a few tenants right now, but if we do something with a restaurant, the deal could take a lot longer than if we do a deal with a clothing apparel tenant, so I’m expecting that could get done hopefully within a month or month-and-a-half.”
