MIAMI-A strong Latin America economy is benefiting Miami once again. The Consulate General of Mexico is taking down three floors at 1399 SW 1st Avenue.
The Consulate is relocating its South Florida office to the Brickell Financial District in a 23,000-square-foot deal at the 34,935-square-foot office building. Financial terms of the 10-year lease were not disclosed.
Danet Linares and David Valdez of Blanca Commercial Real Estate represented landlord, Chestnut Capital in the transaction. Andrew Trench of Holly Sime Realty (who is currently working with Taylor and Mathis) represented the Consulate General of Mexico. Only one floor remains leasable at 1399 SW 1st Avenue. The second floor spans 7,000 square feet.
“Miami continues to benefit from economic growth in Latin American countries,” Valdez tells GlobeSt.com. “Real GDP grew stronger than expected in Mexico—almost 5% year-over-year. The Consulate wants to make sure it is able to provide services and information to people in the Miami community.”
Mexico’s economy grew 3.7% in the third quarter compared to the year-ago period, and employment grew by 4.2%, according to Mexico’s Treasury Department. Meanwhile, Latin America’s economy as a whole is getting a boost from China.
The Consulate General of Mexico will make the move in 2012. The opportunity to establish a presence in the Brickell Financial District's culturally-diverse business community and status as an established hub for world trade and commerce motivated the relocation.
"Not only is the property adjacent to an array of restaurant and retail options, it is also down the street from hundreds of global financial institutions, consulates and foreign trade offices along Downtown Miami's prestigious Brickell Avenue," Valdez says. The building is also close to high-end hotels and the Metromover and Metrorail.
