Hotelling
Office Hotelling, otherwise known as "mobile workplace solutions," has been a staple of corporate planning for the past 20 years. The approach has been slow to gain traction, but today with the emergence of facilitating technology combined with the current economic malaise, hotelling may finally find a place among occupancy solutions. From a real estate point of view, the mobile workplace allows companies to better utilize office space and reduce real estate and operating expenses. Hotelling programs are becoming more widespread, predominantly among finance, insurance, pharmaceutical and service/consulting firms. This has significant implications for the way we operate and do business, and it also has a profound impact on office leasing, particularly in major urban centers such as New York City. This is not a passing fad; in my view, it is a significant trend that we all need to be aware of and focused on in the future.
