CLEVELAND-Los Angeles-based Bentley Forbes Group LLC is offering up its three-building Medical Mutual of Ohio portfolio again, for almost $10 million less than four years ago. The company had put up the portfolio, which includes the 10-story Rose building here, for $107.4 million in March 2007, with no sale, and recently put up the properties again for $98 million.
Marcus & Millichap is marketing the portfolio. The 381,000-square-foot Rose building is the Medical Mutual headquarters. The other two buildings include a 160,000-square-foot office in Toledo and a 51,000-square-foot data center in Beachwood, OH.
Bentley Forbes did not want to comment for this story. The company purchased the portfolio from the tenant, a medical insurance firm, in a sale-leaseback in 2000 for $52.7 million.
Jason Vitorino, a VP at Marcus & Millichap, said in a statement that the three buildings have about nine years remaining on a 20-year triple-net lease. During the 2007 sale effort, a CBRE broker told GlobeSt.com that the owner had decided the properties don’t fit the Bentley Forbes property plan.
PICKERINGTON, OH-Marcus & Millichap Real Estate Investment Services has arranged the sale of Max & Erma's, a 5,985-square-foot single-tenant net-leased property here. The asset commanded a sales price of $3 million. Dan Yozwiak, Antoine L. Matthews, and John Reehil marketed the property on behalf of the seller, a limited liability company. The property was built in 2007, and encumbered by a 20-year triple net lease with increases every five years.
MASON, OH-Colliers International has arranged the sale of the Shoppes of Deerfield North Shopping Center at 8455 Mason Montgomery Rd. Colliers represented the seller, CM Deerfield LLC. The property, 8,878 square feet, is 100% occupied and was sold to 7953 LLC for $2.4 million. Major tenants include Starbucks, FedEx Kinkos, Mattress Firm and Verizon Wireless. The center was constructed in 2006.
CHICAGO, IL–Peerless Network Inc. has signed a long-term lease with Server Farm Realty Inc. The lease of a new, 12,600-square-foot data center facility in downtown Chicago will be used to accommodate its network growth and launch a new collocation services offering. Alex Smith with Cushman & Wakefield of Illinois Inc. represented Peerless in the transaction. Chad Freese and Aaron Kulick with CBRE Inc. represented Server Farm Realty. “We plan to invest nearly $5 million into the new site by the time it opens in the first quarter of 2012,” said John Barnicle, president & CEO of Peerless. “The new facility will give Peerless much more flexibility to accommodate its rapidly growing customer base by allowing us to quickly add capacity.” The data center will be located within Server Farm’s new 443,446-square-foot redevelopment on 5.2 acres at 840 S. Canal St. The eight story building has access to 15 carriers.
CHICAGO-Summit Design + Build LLC has been selected as general contractor for Office Concepts’ new 32,000-square-foot corporate headquarters facility at 1142 North Branch St. on Goose Island. Founded in 1938, the tenant provides workplace consultation, planning, procurement, delivery and installation and on-going maintenance to assist customers of all types and sizes with interior furnishing needs. The company will be vacating its existing Chicago location at 965 W. Chicago Ave. and relocating all Chicago employees but will maintain its other sales and warehouse facility in Lake Forest, IL. The new headquarters will include 17,000 square feet of office space and 15,000 square feet of warehouse and feature 24-foot ceilings, an open floor plan, two conference rooms and one training room and will feature sustainable finishes throughout. Completion is scheduled for first quarter 2012.
SCHAUMBURG, IL-Locally based JCF Real Estate has been named the court-appointed receiver and/or manager on seven additional properties throughout the Chicagoland region during the third quarter. The firm has also recently disposed of approximately $2 million worth of bank owned properties on behalf of several lenders. The seven properties are located in Plainfield, Schaumburg, Frankfort, Worth, Montgomery, Westmont and Chicago. The newest additions to the receivership and REO management portfolio represent office, industrial, residential, commercial, and multifamily product types. The firm’s current assignment group includes nearly 100 receivership and REO assignments throughout Chicagoland. The dispositions completed by JCF Real Estate were handled by the firm’s Stephen Chrastka.
DEERFIELD, IL-Celergo, a provider of outsourced global payroll services, has expanded its operations at 750 Estate Dr. by 4,843 square feet to a total of 18,182 square feet within the 26,200-square-foot, class B, single-story office building. Michael Flynn and Jason Wurtz with NAI Hiffman’s office services group represented landlord ECD Co. Chris Cummings with Colliers International represented Celergo in the transaction.
FARMINGTON, MO-Love Funding has arranged $4 million loan refinancing for the second phase of Hilltop Apartments, a new market-rate apartment community. Robyn Cunningham secured the loan through the US Department of Housing and Urban Development’s 223(f) loan program. The property owner obtained a low interest rate, non-recourse loan with a 35-year term. In April 2010, Cunningham arranged long-term financing for the first phase of the project, which included 72 market-rate units spread over four buildings. The current phase, which comprises 68 units over four buildings, was completed in October 2010.
BRIDGETON, MO-1-800-Pack-Rat, a portable storage company, has signed a lease for 44,800 square feet in the DukePort II building, owned by Duke Realty Corp. With this lease, the building is 100% occupied. Rocky Stenger with Colliers International represented the tenant in the transaction, while Jon Hinds, VP of industrial leasing represented the owner. Located at 13890 Corporate Woods Trail, DukePort II is one of six industrial buildings in Duke Realty’s development on the northwest side of St. Louis.
PLYMOUTH, MI-Signature Associates has negotiated the lease of 34,885 square feet of industrial space at 44895 Helm Ct. to the Kroger Co. of Michigan. Steve Gordon represented the landlord, Dembs Roth Group.
DETROIT-Mid-America Real Estate-Michigan Inc. announces a 3,200-square-foot lease in Riverbend Plaza at 13328 E. Jefferson Ave. Adam Goodman and Gabe Schuchman represented the landlord, Riverbend Properties LLC, in this transaction. The new tenant is Athlete’s Foot.
ROSEVILLE, MI-Aristo-Cote has leased a 46,000-square-foot industrial facility at 28250 Hayes Rd. With operations in Shelby Township, MI, the firm will move out of its Romeo, MI site, and expand their operations into the Roseville location. Aristo-Cote specializes in custom coated packaging solutions. Jason Capitani and Joe DePonio with L. Mason Capitani CORFAC International represented the tenant in the transaction. Capitani and Michael Grammatico represented the landlord.
WEST DES MOINES, IA-Construction is underway on phase two of Springs at Jordan Creek on behalf of developer Continental Properties Inc. McShane Construction recently completed Phase I of this seven-building, 169,700-square-foot complex at 8655 Bridgewood Blvd. This project will include 160 units upon completion. This phase consists of the completion of two additional buildings that will include 44 apartment units adding 47,100 square feet of new residential space to the complex. The recently completed first phase includes 116 apartment units throughout five buildings together with a clubhouse, fenced dog park, community garden plots, swimming pool and three covered garages. The second phase should see tenant occupancy in January.
GARY, IN-Gordon Bros. Steel Warehouse has purchased a 60,000-square-foot industrial building at 1701 Fulton in Gary for the expansion of their operations. The 100-year-old steel company chose the 40-food clear height crane building as an additional location to their current facility on West 43rd Street in Chicago. Rodger Chenore, Jeff Girling and Terence Lynch with Paine/Wetzel * ONCOR International represented the buyer in the transaction. Keith Grant and Ken Yantek with Colliers Ostendorf-Morris worked on behalf of the seller, Arcelor Mittal.
BROOKFIELD, WI-Artos Engineering has purchased the 2.6 acre parcel of land located at 21525 Gateway Ct. in the Gateway West Business Park from GWP LLC. Artos also purchased the 25,600-square-foot flex building next to the vacant site in 2008 from Weather-Tek, a purchase that included an option to obtain the land at a later date. “They took advantage of improving business conditions and low interest rates to purchase land for expansion,” said Jim Young with Cassidy Turley Barry, who was the listing broker on both transactions. Jeff Hoffman with Judson and Associates represented the buyer in both transactions.
