FLORHAM PARK, NJ-Two major lease expansions at the Florham Park Corporate Center here show the appeal – and the value – of Class A office building close to, but not part of, the major “name” campuses, says Bergman Real Estate Group, which owns and manages the 226,000-square-foot, two-building complex.

Managed Health Care Associates, a leading health care service company focused on alternate site providers, signed a long-term deal for 39,060 square feet, including 17,550 square feet of expansion space. Veritext Corp., a global provider of deposition and litigation support services to law firms and corporations, signed a16,560-square-foot expansion, doubling its space to approximately 33,000 square feet.

“For Managed Health Care, one building’s second floor had a half-floor vacant. The other tenant had vacated but was paying rent. We were able to make a full floor,” says John G. Osborne, executive director of leasing and marketing for Bergman Real Estate Group, of Secaucus.

For Managed Health Care, the shift is a homecoming of sorts, he continues. The company originally was based in Building A, then had to relocate to Building B for an earlier expansion. Now, it will return to Building A. Eric Ladden of Cornerstone Real Estate Group, LLC represented Managed Health Care in the transaction.
